What do business guests look for in the property they choose?
1. Reliable 24/7 support
Whether on-site or remote, 24/7 assistance is essential. Guests need to know someone is available in case of unexpected situations – power or water outages, WIFI interruptions, check-in or check-out needs, or any questions that arise during their stay.
2. Parking options
Easy, secure parking, either on the property or through a guaranteed nearby spot, adds significant value for guests who travel with vehicles or rental cars, especially when travelling with children.
3. On-site security measures
Features such as CCTV, gated access and controlled entry systems (like chips, remotes or access cards) provide peace of mind and help create a safe, professional environment.
4. Fire safety features
Visible evacuation plans, clearly marked emergency exits, functional alarms and accessible fire extinguishers are all essential components that business guests expect from responsible and compliant accommodations.
First impressions matter, and the property sets the tone for the entire guest experience from the moment they arrive. A well-prepared, welcoming space not only ensures comfort but also shapes how guests feel throughout their stay, influencing everything from satisfaction to overall trust in the quality of service we deliver together.
While building features and amenities may be more difficult to maintain if you manage just single apartments in the building, the actual apartment itself is where the main focus is placed in terms of standard, cleanliness, furnishing and preparation standard.
1. Cleanliness and freshness
All indoor and outdoor areas, from corridors and rooms to balconies and gardens, must be clean, well-maintained, and free of clutter, dust, odors, moisture or mold. Additionally, all drains should be clear, with no leaks or blockages anywhere on the property.
2. Technical and security check
All appliances, climate systems, lighting, electrical sockets, and WIFI connection must be fully tested, safe and in proper working order, with clear instructions provided for guest use. To enhance safety, ensure fire-safety features are in place, and if the apartment lacks built-in protections, consider adding portable smoke alarms, fire blankets or fire extinguishers – these are features highly important to business clients.
3. Apartment ready to move in
All kitchen items, including dishes, cookware, countertops and major appliances, must be thoroughly cleaned, with the fridge and freezer emptied (and defrosted if needed), the kettle descaled and fresh dishcloths and sponges provided.
Fresh bed linens and towels should be provided for each guest, and mattresses must be clean and in good condition. Beds should be neatly made, with an extra pillow and blanket available in the closet.
4. Safety and final inspection
All locks, windows, doors, all electric or gas equipment must be fully tested, safe, and in proper working order, with emergency exits and fire-safety equipment clearly accessible.
The unit should be inspected to ensure no personal items from previous guests remain, and our Pre-Arrival Checklist (with photos after final cleaning) must be completed and shared with our team.
Our preference are apartment managers and owners who offer energy-efficient solutions, smart systems, waste segregation or use of renewable energy. Even small, thoughtful choices can make a rental noticeably more sustainable without requiring major investment.
Simple upgrades like energy-saving light bulbs, refillable toiletry dispensers or dedicated bins for recycling are easy for owners to implement and guests are increasingly appreciative of them. Adding a built-in or stand-alone water filter can cut down on plastic waste, while a few air-purifying plants or welcome treats sourced from local or organic suppliers create a warm, human touch that shows guests you genuinely care about the environment and their comfort.
